Here’s how the process works:
Identify the Source of the Issue
The process typically starts with a detailed inspection of the building facade to identify issues such as cracked glass, failed seals, water ingress, corrosion or structural movement. This is crucial because an issue that appears to be a localised problem, such a leaking window seal in one apartment or office, can sometimes be a symptom of a broader facade or sealing system failure with the potential to affect multiple levels of the building.
Once the inspection is complete, our maintenance team will assess whether the glazing requires cleaning, resealing, repair or full replacement.
Assess Access and Safety Considerations
Before any maintenance or repair work begins, our team will carefully assess how to access the affected area. Factors such as building height, facade design, proximity to public areas and weather conditions must all be considered to ensure work is carried out safely.
Safety planning can include scheduling works outside peak hours, establishing exclusion zones at ground level and coordinating with building management to minimise disruption to tenants and the public, whilst ensuring compliance with workplace health and safety requirements.
Develop a Plan
With access and safety requirements taken care of, the next step for our team is to develop a detailed works plan that outlines the scope of work, prioritises any urgent defects, outlines the schedule of work and identifies what equipment and materials will be needed to complete it safely and on time.
Perform the Glazing Work
Once planning is complete, the required maintenance, repairs or replacements are carried out whilst following strict safety protocols. After this, a final inspection is conducted to ensure that all repairs meet required standards.
